Roughly bounded by Pierce Avenue to the north, Riverside Drive to the south, Ingleside Avenue to the west, and Rocky Creek to the east, the neighborhood sits close enough to the rest of the city that residents rarely feel cut off, but removed enough from the historic district that the tradeoffs in price and upkeep pressure are real. The stock of well-proportioned ranch homes gives the area a consistency that rewards buyers who want space without a restoration project attached to it. The one recurring caveat is Rocky Creek, which has flooded before and will flood again, making elevation and lot position worth checking before committing to a home near the eastern edge.
