Grandview Neighborhood Guide

Grandview is a small waterfront neighborhood on the northern edge of Hampton where the Chesapeake Bay sets the pace and most daily decisions involve the tide. The area is anchored by Grandview Beach and the adjacent Grandview Nature Preserve, a stretch of undeveloped shoreline that draws serious birders, kayakers, and anyone who prefers their beach experience without the crowds and congestion that come with larger resort areas. Houses here sit close to the water, and the sound of waves is a given rather than a selling point. Parking gets competitive on summer weekends, but for residents, the tradeoff for that kind of waterfront access in Hampton is an easy one to make.

Where The Beach Meets The Bay

🧭Bordered by: Chesapeake Bay to the north, Factory Point to the west, Fox Hill Road to the south, and the Grandview Nature Preserve stretching along the eastern shoreline

📌Best known for: Grandview Beach and that narrow strip of public sand

👕You'll fit in if: You own at least two kayaks and a paddleboard, are a nature lover and bird lover

👍Move here for: Actually hearing waves instead of just seeing water

👎Don't say we didn't warn you about: Summer parking wars that make you circle for 20 minutes

The vibe around Grandview is: Salty hair, sandy everything, repeat
