Arverne sits on the Rockaway Peninsula in Queens, running roughly from Beach 54th to Beach 79th Streets with the Atlantic Ocean on one side and Jamaica Bay on the other, making it one of the few places in New York City where you can genuinely call oceanfront living your everyday reality. The neighborhood has seen a wave of new beachfront development in recent years, and a committed surf community has taken root here, drawn by consistent Atlantic swells and a beach-town atmosphere that still feels worlds away from Manhattan. That combination of new construction and old Rockaway grit gives Arverne its defining tension: it is clearly changing, but slowly, and on its own terms. Getting here without a car means relying on the A train, which can be a long ride from most of the city, so residents who embrace Arverne tend to be people who have already decided the tradeoff is worth it.
